| Selling my house
OK, I don't know where else to post so I will just vent here -- been trying to sell my house since last year really (up 6 mos. last year with 100+ showings no contract), and up again this year for the last 40 days or so.
Had two couples through recently that really like it, but still no contract...it's like the market is so soft, no one wants to commit until they look at all 10 trillion houses for sale.
And I know st. louis isn't as bad as other markets, our prices haven't dropped a ton (as we hadn't risen too much)...but there is just so much for sale it's crazy!
How's the market in your areas? Any one else trying to sell/buy now? |

| There are very few ads for houses for sale in my neighborhood. I think sellers right now are limited to people who must sell for job or other reasons. A lot of owners who don't really have to sell, will just sit tight until conditions improve. It's the kind of situation where you sell your house first, then move to temporary housing, and then close on a place you want.
The experienced buyer is going to make sure you get the absolute minimum necessary to part with the house. But since most buyers right now are first-timers, they probably aren't all that comfortable with counter-offers. If your price is "too high", they will walk away instead of lowballing and waiting for your counteroffer. I don't know how you get a fair price without showing your hand under those conditions. | reply to icp1 My IL's were told a minimum of 10 months to sell a house in our area of Ohio and I have seen houses for sale for much longer than a year. Just because values have not dipped does not in any way mean the market is not soft. It is soft just about everywhere as it is harder to get credit with limited history.
Folks want to see a lot of houses because there are a ton on the market that are not moving. If you have 25 in your price range - why not look at all of them plus more and get the best one (fit for the people and cost wise)? -- Brian

The formal excuse was too much "deferred maintenance" like dry rot in the eaves (no idea where they came up with that one?), and electric (it's an 84 year old house, so has some knob and tube to go along with lots of updated...though in reality no electrician would tell them to change it all out)
so frustrating... |
