<description><![CDATA[<A HREF="/useremail/u/214151"><b>FutureMon</b></A> : Well it's done.  Got into a rent-to-own contract with a really nice place.  Not the original one I was looking at - but just down the street.  Smaller house (1000 sq. ft less), smaller lot (1/4 acre less), but more updated and is even more move-in ready than the first one.  <br><br>In fact, unlike the first one, this one was being lived in up until yesterday.  The owners moved to Texas (he's an Air Force EMD and got transferred...)<br><br>Apparently, the neighbor has one of those push behind snow blowers and comes over in the mornings and takes care of the driveway.  At least he did for the current owner...So maybe I won't have to worry about it as much, or just get my own.  Driveway is all paved and there's lots of it.<br><br>Yard is weird.  Lot shape is rectangular northeast and the house is faced southeast.  And about 165 feet from the front of the lot is a dropoff (maybe 10 degrees at worst) down to the back of the lot at 321 feet.  Will be fun to sled down as long as I don't hit any trees in the process...lol<br><br>They agreed to all my requirements.  I gave them list price, and they agreed to spread the Option consideration over the lease period, agreed to extend the lease option if 30 year fixed rates are above 9% at the end of the lease period, the option consideration specifically applies as a DOWN, not off the sale price, Option consideration to be placed in an interest bearing account and interest split between myself and the owner, and owner agrees to repair, replace or reduce purchase price by the cost of any major issues found at the time of the property inspection, provided they did not occur as a result of my neglect.<br><br>Pretty happy with the deal. <description><![CDATA[<A HREF="/useremail/u/214151"><b>FutureMon</b></A> : I'm looking at a rental in this area and am wondering - it's about 18 miles from my work...Bad move for winter driving conditions?<br><br>I know that the "Palmer Divide" gets a lot of the worse weather conditions, but is it bad enough that I should forget about it what with a commute into Northeast Co Springs?
