Pool questions....pump, power usage, how to find a leak?

I have a rental that I fixed up a year ago and my new tenant (second) is saying that my pool pump is the reason that she has a 500.00 electric bill. I never had a large bill when I lived there for 3 months. I tried to call the company that makes the pump but they are closed on eastern time.
The pump is a Hayward Super II Pump Series. I was running this 4-6 hours a day and my pool looked great.
It is either 1 or 1 1/2 HP

Do you know how much this might run monthly at 4-6 hours a day?

The guy who put the liner and pump in also maintains the pool. The tenant said he told her she needed a bigger pump to keep the pool cleaner and use less electricity. What the....? He told me it would be fine when he installed it.
I think he might be trying to up sell but I'm not sure.

Also it is now losing 3-4 inches of water a week. I need to know how to find that leak.

Any help will be appreciated.

Can you provide us with the model number of the pump and also electric charges per kilowatt for your area.

Since you had a liner put in and this appears to be a "real" pool I would think you would have to examine the liner in detail. Does the liner go to the top of the pool. I see what appears to be waterline tile. Why did you have a liner put in?

A liner was the only way to repair it. Nothing else would work according to 3 pool guys.
The vinyl goes to the top and has a tile looking edge.

There is a # stamped on the pump manual lS3000XAZ-05
I'm trying to find the kilowatt charges for northern CA.

I just had my pool refurbed and I was running the pump ~ 12 hours a day. It's 1.25 or 1.5hp, don't remember which. Between it and the salt chlorination system, it's tacked on $100 or so to my electric bill, best I can tell.

As for leaks, that's a tough one. It's quite possible that you are losing water in the plumbing. We noticed our water drop an inch over night. A diver went in to the bottom drain and squirted a little ink into the vent with the pool filter off. It was drawn into drain so we know the leak is in that part of the plumbing. He sealed it up and there's no more leak.

With a liner, you have a whole different set of possibilities. But my guess would be a leak in the plumbing or a tear in the liner.

There's no way the pump is causing a $500 electricity bill.

$25/month is more like it, if even that much.

I would wonder what other appliances/electrical use along with air and heat they use. Different people have different usage of electricity.

I know it is ridiculous. I have to get the facts to send to my managing Realtor. In the mean time she has shut off the pump and said if I want it on I will have to pay half the electricity. So yeah I'm boiling but trying to keep my cool and go about this the civil way. The pool man said it is green and there is no way he can find a leak in a pool like that.

What does your rental contract say?

[edit] I wouldn't act cool if the renter is responsible for keeping the pool clean and they just shut it off. I would have my lawyer draw up a threating letter.

In the mean time, put a power meter on the pump and you will know exactly how much power it is using.

I'm 3 hours away from that property but I will probably have to take some time for this.

I'm being cool because our whole nation is stressed financially. Some are at the breaking point.

I'm hoping to work this out civilly. If I have to find a new tenant I will but as with everything in life, turnovers suck.

I understand -- I also understand that the tenant is currently causing damage to your property! I think the meter is only way to prove to the tenant that the pump isn't the cause of the excess energy usage. Did they provide you with a copy of the energy bill so you could see how much they used or just notify you that they were turning the pump off with their demand that you pay half?

I need to find out if that pump is the right pump for that pool. I think it is. The pool I'm pretty sure is around 22 thousand gallons. It worked fine for me.

I need to see how much juice that pump is consuming. That meter might be a good idea. I hate to spend 150.00 for something I may only use once....but I may have too.

My property management company is having a little trouble figuring this out so that is why I'm getting involved.

That pool is not 22K gallons. 12K more like it.

I have a 1.5HP Hayward on my 15K pool.

The benefit to having a bigger pump and filter is that you don't need to run it as long and the pump doesn't need to work as hard.

That pool is actually 10' deep. One of the deeper ones that I've seen. Great for diving!

Without knowing exactly which pump you have it is hard to say. From looking at the owners manuals you are in the area of .55 to .75 "full" and .75 to 1.1 kilowatts "max" Taking the upper number of 1.1 at 6 hours per day would be 6.6 kilowatts per day by 31 days would be a max possible usage of 205 kilowatts. Hopefully you know the electric rates for the area!

No need to spend $150 you need a unit like this for under $20 Homedepot or Lowes will have it as well.

Is the pump on a timer? Is the timer working correctly?

The only way I can see the pool causing a high bill is if the pump is running 24/7.

A 1hp pump uses 746 watts.

746 watts x 6 hours per day = 4.476 KWh per day.
If we multiply that by 30 you get 134.28 KWh per month.

According to the EIA the average cost of electricity in California is 14 cents per kWh.

If we assume she's on the high side and is paying 20 cents per kWh it would only cost $27 per month if the pump runs for 6 hours per day.

If the timer isn't working and it's actually running 24 hours per day then it would cost around $107 per month for the 1 hp pump.

Add 50% to those figures if it's a 1.5hp pump.

You don't need an expensive meter to check how much the pump is using.

If it's a hard wired device, like most pumps are, just use a clamp meter to measure the number of amps that it's using and then multiply that by the voltage.

You can buy a cheap one for under $20 on ebay.

You can get a new one off of Amazon for around $30.

Check your local hardware store to see if they have them.

What other electrical devices are there in the house? Air Conditioner? Heat Pump? Is the pool heated? How is the hot water for the house heated? Stove? Gas or electric?

These things are the biggies when it comes to electricity use.

Does the house have time of day metering? If so daylight use could be very expensive.

Was this an actual bill or an estimated bill? What were previous bills?
