Send them a certified letter /w receipt and if they don't respond sue them for treble damages in small claims court for wrongly withholding of your deposit.]]></description>

<description><![CDATA[<A HREF="/useremail/u/214151"><b>FutureMon</b></A> : Anyone here know specifics about Colorado's tenant laws?<br><br>I believe I have a good case for getting my deposit back from an apartment I rented.  I've contacted the Jeffco Action center but they're not very good at returning calls (it's an all volunteer service).<br><br>Anyway I had an apartment lease from 10/31/07 to 10/31/08.<br><br>I actually moved out, handed over the keys on 09/01/08 and informed them of my new address.  I also still paid full rent for September and October even though I wasn't living there any more.<br><br>According to my lease, they had 60 days to give me a notice of the deposit (i.e. how much they used/I was to get back or owe).  60 Days from 10/31/08 would have been 01/01/09.<br><br>I never got anything up until yesterday.  They sent me a letter demanding payment of almost $1700.00<br><br>If I understand it correctly, since they did not send me any notice of how my deposit was used within 60 days after the lease ended, that they now owe me my full deposit back and cannot collect any additional amounts they claim to have spent on refurbing the apartment.<br><br>I know for a fact that the apartment was rented to a new renter on 11/01 because when I called to shut off the electricity they told me the new renter had already called in and set it up to switch over to them effective on that date.<br><br>Anyway I need to know if there are standard forms I need to fill out.  When I actually did speak with someone at Jeffco way back in December, they told me I would need to write some sort of demand letter and have it sent certified mail...but I can't seem to get in touch with them now.<br><br>Their letter stated if I didn't pay by 04/15 they were sending it to collections.<br><br>My deposit amount is $1100.  They're claiming I owe them $1700 which apparently means they're claiming that they spent almost $2800 on the apartment.  I believe they are trying to charge me for replacement of the carpeting as opposed to a cleaning - but they carpets werent new when I moved in...<br><br>- FM]]></description>
