I will ask them to sign a consent to search form, so I should be covered legally. Regarding misdemeanors, its not something that will "make or break" the deal I just want to know.

I would go with something local if at all possible. North Carolina offers 123NC and when I've used it, it caught felonies that a professional investigator we hired didn't! The difference was he used some type of national database for criminal record checks.
