Covered porch before Ice storm
 I never did like the way it attached to the fascia  Different angle
In winter of 2004 we had an ice storm that cause a pine tree to drop a limb on my 10x14 porch covering and totally demolishing it. I had my mind made up on installing new handrails and leaving the porch uncovered
. to pocket some of the insurance money. Well I never quite got around to getting those handrails up and since my wife and I didnt have kids, there was no urgency.

 Pine limbs were snapping and falling for about 48 hours straight

 Oh yeah, it did sound like a car came thru the roof.
Well about five years went by and I decided to pay someone to cover my porch again instead of me having to run home after work to work for 2-3 hours and drag the project on. I basically told the guy I wanted the 10' x 14' area covered, and also to frame it so I can do the trim work myself later and add a screen around it.
Well he talked me into covering my entire back deck, which I'm glad he did. Part will be screened in and the other part will be covered with handrails. The back deck has a split level, the upper level is 10' x 14' as mentioned earlier and the lower level is 10' x 16'

| Well after we agreed/haggled on a price over the weekend the builder told me he'll drop off some of the materials on the following Tuesday. Well Tuesday evening after I got home I saw the materials out front and was pleasantly surprised to see that they started. Wow ! a builder that kept his word 
Day one
  
  
 
As I was admiring the work, I suddenly heard a burst of air coming from behiind me. My dog decided that since I was ignoring him that he'll just chew on the builders air compressor hose.  So I called up the builder ... hey nice job, oh by the way you might want to bring another compressor hose, just put it on my tab.

 I had unknown water damage on a storage room + $300 to the total
 The tree on the left will have to be removed another $300 to the total






Tomorrow I'll post the finished job (as far as the builder is concerned) Now here is where my work starts, I'll have to add handrails, soffit, screen, paint, lights etc. -- Good judgement comes with experience...Experience comes after bad judgements |

| reply to natedj Looks very nice, similar to my back porch which I love.. by the way, mosquito screening vs the regular is very nice. The dog story reminds me of the problem with our porch. I was debating where to put the doggie door on the porch, when she saw a squirrel and ran through the screen to get to it....that is now the doggie door.  |

1 edit | reply to natedj Okay Last set of images. Well the builder is done and gone, and my work has just begun. It took more that just three days, because of weather and removing the tree, but all-in-all he's happy and so am I.











I've already gotten the handrails up and my next item on the list is to hang the vinyl soffit and aluminum fascia trim. Does anyone know of a good place to rent an aluminum brake? I'm not sure waht to do with the ceiling, part of me wants to paint it, the other part wants to install the same vinyl soffit to match the eaves ... any ideas? -- Good judgement comes with experience...Experience comes after bad judgements |

If your car or any insured property is wrecked or damaged, and the insurance company pays you for the damages, its up to you to whether you want to replace it or bank the funds. How about just some beadboard? I personally think that typical soffiting looks cheap over such a large area. There are a few higher end soffitings that don't fit that category, but I don't think that they would fit appearance wise with the rest of the house and porch. |
