I am doing a re-fi on the house, and I had to pay for a full on-site certified appraisal. Just got it, and the appraised value was 30% less than what the city has me on the records! Almost 1/3 off my property taxes is pretty interesting...
What's the best way to handle this? Hire an attorney? Try simply filing for appeal with a copy of the certified appraisal? What's the chances of success?
You can at least try at the city hall. Call and inquire. I don't think a lawyer would do anything more than you will. Once you call they will tell you what to do next. My assessed value was dropped some 15% without any intervention. Since I have no plans to move it doesn't affect me a bit - well except for the $1000/yr I will pay less in taxes
reply to gregamy I would believe the town assessor can shed some light on the procedure. Wouldn't surprise me if there is a form there all ready for you. I'm thinking a lawyer will only serve to separate you from the contents of your bill roll.
reply to gregamy If it's like my town, there is a 2 week window in which to file an appeal, usually in Jan or Feb. Go to the Assessor's office and inquire. Chances are you go in front of an appeal board, or you go before an appraiser from a private appraisal firm that CT towns use nowadays. An independant appraisal should be a slam dunk for getting your tax appraisal adjusted. Good luck!
