[Availability] AT&T phone service, but no DSL?

I moved into a new house last month, and can't for the life of me find a (non-satellite) broadband ISP. AT&T directed me to Comcast, who directed me to Charter, who directed me to AT&T.

I don't live in the sticks; I'm in a subdivision of maybe 50 houses, a few miles outside of a small (30k pop.) city that is serviced by multiple providers (AT&T, Charter, Comcast). My dad's out in the boonies and gets 12mbps from Windstream!

I find it nuts to believe that AT&T doesn't have a DSLAM/CO within range of an entire neighborhood to which they're offering phone service. Could the online tool & rep on the phone be mistaken about service to my area? If so, who do I contact next?

Yeah, but it seemed outdated to me. My zip is 30507 -- four COs are listed in the county, though they're all still "BellSouth".
