[Hardware] speed drops from 25 mbps to 10 mbps

I have xfinity 25 mbps. It runs through an Arris tm722 modem and i use a belkin n150 router. When connected through direct lan with my router, I get the great 25 mbps speed. But when my laptop is connected through wifi, I get 8-10 mbps and when i connect through my Netgear XET 1001 powerline adapter, i get 8-10 mbps. It is not the laptop's wireless card messing up because i have gotten great speeds before, but had a different modem and router, but same ISP. I dont think it is the modem because i do get great speeds when connected through lan with my router. But powerline is still at 8-10 mbps speeds. Please help
