Download a copy of InSSIDer and look at the channel use in your area. You are probably running into interference from neighbors that is affecting your actual throughput. Look at channels 1, 6, and 11 and set your router for the one with the lowest activity level. Also, check the Cisco/Linksys Support site for the latest firmware update.
