Sliding window track insulationPrevious condo owners put some spray foam and fiberglass insulation in there. Inspector suggested rubber foam blocks being cut. As far as I know it was done to insulate, not to keep water out. What is the preferred method to remedy this? » i.imgur.com/VzoTj.jpg |

Where is the air leaking? THAT is where you need to seal with some tight fitting material, not the whole track (unless it's leaking air across the whole track. Some hi density foam would work. Wood blocks with some weather stripping attached. Even some XPS could be made to fit and work. |

If the window's tracks (the slide part, not the frame) were re-padded, then the air wouldn't even get in the crack.
I'd be careful with that condo. It looks like the previous owners were some nasty weekend warriors, and by nasty, I mean incompetent and willing to do weird things to say "There I fixed it". |

It almost looks like the window trim or a internal threshold is missing. |

Wind can seep into the rubber gasket around the panes, and gaps in the gasket allow moisture to enter. |

Are the windows "yours" - or are they considered part of the exterior, and belong to the condo corp? There looks to be some substantial peices missing in those pictures... I'd talk to the board, and see if they'd repair/replace the window? |
