[Speed] Need advice

I currently have Comcast blast with 50/10 speeds. My router is D-Link DIR-825 with latest firmware. The router is on the 2nd floor of my house. When I'm within 20 ft of the router I get the full 50/10 speeds with no problems. However, when I go maybe 50 ft away on the first floor my speeds go down to about 30/8. My question is are there any settings within the router I can change to get my speeds to stay closer to 50/10 at this range? Would dd-wrt firmware help? Would a WIFI Extender correct/help at all? Are there any new routers that would better sustain the speeds over this range?

Wifi extender, AP, 2nd router; any of these will help you with coverage. As for settings in your router: what are your present settings concerning security, standard, band, channel width, etc.?
