We are moving from Texas to Indiana. (not by my choice) Obviously it gets expensive flying in to look at houses every week, so we have been doing a lot of looking online. And I have found a LOT of great looking/sounding houses in the area we want. But I keep running into "minor discrepancies" between the photos/descriptions and the real work house. This photo set is just one example. The first pic is from MLS, and the description on the photo says:
said by MLS Listing :"amazing pool and deck overlooking a beautiful wooded creek.. A high end, step-in 6 person hot tub just to the right of this picture" Mind you, a pool in Indiana seems like a waste of space to me. But the rest of the house looked amazing, was in the right location, and was priced just below market value. So I sent my brother-in-law to take a look in person, which generated the pics in the next post. |

But what you should have is an agent that understands what you want and sees the properties before presenting them to you. Find one! |

Bingo - they can help maximize your time when you do fly in and see many houses in 2 days. They could also send you a listing link so you can see the house before going (weed out the houses you don't want to look at).
While a agent is not needed locally - it can be a HUGE help when you are looking for houses out of state. -- Brian

Have you considered renting for 6 months and get a 'feel' for the area?
We did that, even though we were only 110 miles away and it was all freeway. But still 4 hours driving and then the looking. Looking back very happy that arrangement and so much less stress. |

Is he talking about municipal evaluation? In my neck of the woods, the municipal evaluation is often 50k$-100k$ under real market value. A house that's priced under municipal evaluation = has major problems.

Leasing for 6 months to a year is ideal, but I guess if you're moving out of a house, it can be unpleasant to do the move twice (with all the stuff you'd have from a house). |

The realtor should be turned into MLS and the Assoc. of Realtors for non disclosure in the listing. |

Do you have any friends or family in that area? They might be willing to help you out and screen some of the candidates before you take a trip up. We recently talked to a friend who was moving away who had a family member walk through several houses they were interested in. The family member use an ipad or something and did a live send (skype or facetime or something) and transmitted the walkthrough in real time. Our friends could ask to see something closer or ask questions almost as it they were there. -- Cry "Havoc!" and let slip the dogs of war |

It's quite possible nobody from the bank has been back to look at that property for years, and the listing agent may have never even stepped foot onto the property. They might have just used the pics the bank sent them to create the listing. Not to say that realtors don't stretch the truth by taking pictures a certain way, but I have never seen one purposely misrepresent something to this extent. |

That is actually the reason for the move, their baby was just diagnosed with Retts Syndrome, so we are moving to help them out. I grew up in the area, but left for college and never looked back. This will be my first time owning a house in a place that freezes.
We do have an agent, and she has plugged in our criteria to generate lists of places that meet our criteria. But it is still a HUGE list, and there is SO much fudging going on with the listings that her list is nothing more than a starting point for me to go through. For example, I have looked at several places with one of these sitting in the living room, and that is enough to call it a "fireplace" on MLS. The plan is for me to weed through them all and send family or the agent to further drill down, then I'll fly in to do a speed-showing trip next weekend.
We looked into renting for a year, but we have 2 big dogs and a cat, which REALLY limits your rental options. The few places we have found that will allow the pets are real shit holes.
The worst part of all this, beyond the stress of selling, buying, moving, etc, is that I just spent 2 years working on our current house. I finally finished this a few months ago , and since then I've redone the kitchen and both bathrooms. Aside from some plants, the current house is exactly how I want it. |
