Almost forgot to update this thread. The room isn't 100% finished yet, but good enough to post pics and be done with it. I still have speakers to install, vent covers need to go in and wall plates need to be installed. Other than that, it's done.

The subfloor was done with platon with tongue and groove OSB on top. It was then covered with radiant heat heating pads.

The floor was done in unfinished engineered Brazilian cherry and finished with Bona DTS and then two coats of Bona Traffic.

Sorry about the crummy pictures.

When can we come visit?

Seriously though, it looks very nice. Who picked out the furniture?

Thanks guys. We're pretty happy the way it came out.

My wife and I both picked out the furniture. It's a Lloyd Flanders set, so it's decent quality. We'd purchased it last year thinking this project was going to have been done at that time. So it sat as outside patio furniture through one winter. But once it was cleaned of its dust, it still looked pretty much new. It goes pretty well with everything we think. My wife and I both find it to be one of our favorite rooms, so like a lot of people said, I think we'll be spending quite a bit of time in there.

Thanks. They're Andersen windows.

Our project got delayed by two weeks because of a mess up by Home Depot when they ordered these things. The person entering the order incorrectly put in our color preference for the windows. I can't remember exactly anymore, but apparently the way the ordering software works, you have to specify the color for each window sash. So you have to enter your preference three times for each window.

After waiting for about two weeks on the windows, we got a call from HD saying that Andersen had called them asking if we really wanted white sashes for one third of the window and whatever the default was for the other two sashes. By the time we were asked, the windows had already been assembled. So after we informed them that they messed up, it took another two weeks to get the windows in. At that point the contractors started working on other portions of our project and finished the other stuff before they got back to the sun room. That's why the long delay in getting this done.

Looks very nice.
Is it warm enough in there ? I see lots of glass and from what I can see, 'just' the electric radiant and the one register in the stair.

So far it has been and we've had some really cold days. That being said, there's another register on the same wall but on the other side of the room.

It stays warm enough without the radiant to be comfortable. But the wife likes the feel of the heated floor on her feet, so that stays on all the time.

It looks nice. Great job. My parents did something like that years ago. Only major difference I see is that they had a fireplace put out there as well and used carpet. Their ceiling isn't as high as yours either. But I like your new room.

BTW, please tell me that is not your ass hanging out for the world to see.

I wish we could have put a fireplace in there. But the room is too small (~200 sf). It would have added a lot of character.

The floor matches the rest of the house except for the kitchen/eat-in area. Originally it was going to be the stone tile that was in the kitchen from which the room extends, but the tile would have taken too long to get delivered. In the end, I'm glad we went with the wood, since it adds a warmer look. My dad always votes for carpet. No denying it's easier on the feet.

Haha, and no, that's not me hanging out. It's the floor guy.

Very nice. I wouldn't say 200 SF is all that small for this type of room, but, like I mentioned before-it will be your new house because you will be spending the bulk of your time out there. If you can set up a table to eat family dinners, you will definitely be out there! IIRC, you weren't too crazy about the idea, but you will love it.

The next part: you have a nicely landscaped lot-next, you will be doing your back trees with Christmas lights (assuming your religion appreciates them . Most homes-the people who put up lights never see them from the inside. But, I know several people who have these kind of 4 season rooms-and they put them up in the back and finally enjoy the winter. It's like most people spend more time in the back of the house, so other neighbors get to appreciate them as well.

Very good points. My wife is a Christmas light fanatic. For years we've had the most decorated house in our general neighborhood (the city trolley comes down the court to our house when giving Christmas light tours).

Thankfully she's the one that does all the work. I have no doubt she'll be at it next year. I'll drop the hint though regarding the back yard. I love Christmas lights.

When my parents did their addition, they also had some lights installed around the perimeter of the yard. The type that's not overly bright but enough to light the trees from below. Like what I have pictured here (minus the pool). It had a neat look especially when they had guests/friends over.

That's neat. I think that's in the works somewhere along the line. We have a wall switch, two circuits and conduit that runs underneath our pavers. We're planning on using that for outdoor lighting. But I told my wife we need a breather after doing the sunroom, two baths and all the other work.

It looks beautiful. The trim around the windows looks interesting. If you don't mind, where did it come from?
