[Need Info] Free Website for real estate com parablesDoes anyone know a free website for real estate comps? I check out Trulia and Redfin and it doesn't give me complete data on comp sales. I'm looking to buy and want to put an offer out there but don't want to overpay. I've gathered data from 7 sales in the building I'm looking at but don't know square footage or number of beds for all of them. |

There is 0 reason for you to do the legwork, when you can make them do it. |

I don't have a realtor I'm working with at the moment. I sure as hell don't want to use the seller's agent. The sale price of the coop I'm looking at is a bit high for the maine. cost. Maint. is $705 a month, and they want $155k, and most of the appliances are over a decade old. |

I got comps for 6 of the units in the building via a google search with Trulia. I don't know how many beds in the units though. |

ask the building manager. And for a co-op, whatever they are asking, offer 75-80% as your opening. |

They are not going to accept an offer $25k below asking price, that's already 30% below what they are asking. These are the sales in the building.

If you go too low they won't accept the offer, I am looking to bid $120k for it. They want $155k.
I emailed the managing agent for the sales data, and they have yet to get back to me regarding this.
Also the coop board president is also a real estate agent. |

The market has suddenly gotten very "hot" in the last 6 weeks or so. There's a lack of inventory on the market and units that have been on the market for many weeks are suddenly getting multiple offers. Comps that are more than 6 months old are probably on the low side now. If you really want the apartment, make your best offer or you risk losing it in what has become a "sellers' market". |
