North Dallas Apartments

Hey guys, I recently took a job in Dallas and now I am currently in search for a place to live. I'm new to the Dallas area and was wondering if you had any past experiences with apartment renting. Right now my future roommate and I are looking at ones in the vicinity of Dallas parkway tollway and spring valley(near the galleria) I know this question is pretty broad but I am new to living in a large city like dallas and was wondering if I get some points or recommendations on how to look. Thanks.

Hmmmm....I'd say that *most* apts right off of the Tollway & Spring Valley are older and might not be the most appealing places to live. There are a few new places over there, but they can be pretty pricey - like the highrise right behind the Galleria. Also, The Dorchester is very nice - you might check out that place. It's sister property, The Saxony, is a few blocks away off of Montfort.

How much are y'all looking to spend in rent (max)? What are you looking for? Do you want a place with lots of Singles? Are you looking for a quiet neighborhood? These will help us tell you the complexes that have that to offer.

we're looking to spend around $1000+/- a month for a 2 bedroom. Right now we are looking seriously at the Villas at montfort, right across the street from the saxony. It is supposedly under new management and used to be fredricks at montfort. Still looking tho, and yes singles and a quiet neighborhood would be nice

The Villas are nice! There's also another complex on that corner that I've heard really nice things about. I think it's called The Courts or The Courtyard or something like that. It's the complex with all the trees around it - sort of a greyish color.

If you're not deadset on that area of town, you might check out Austin Ranch or even the apartments off of Legacy and the Tollway (Legacy Village, maybe?). Those are awesome and are really happenin' spots.

I think if you're looking for a good Singles scene, you're not going to be in a very quiet complex. Those two things usually don't go hand in hand.

I lived at La Costa at Spring Creek and Ohio for about a year. The apartments are a little older, but they maintained very well. The big appel is a one car garage with all the apartments. The prices were fairly reasonable. It was a very Quiet complex.

My wife lived at AMLI at Prestonwood Hills. It is a very nice place. She has had good luck with AMLI properties.

Thanks for the replies, I really like the Villas and I plan on putting a deposit down on it so no one takes it out from under us. Can't wait to get to know the area around there, so far I really like it.

"The Villas" just became "The Villas" last month or so... Before that they were Jefforson at Montfort. I lived there several years ago, and LOVED the apartment--but HATED the management. Of course that's probably changed with the name.... but I know at one point there was even a website dedicated to people that hated their experiences there.

I've been living at Creekview apartments--corner of Preston Oaks & Preston (on Preston, halfway between Beltline & Spring Valley)--for about 3 years now. Prices are lower (we're paying less than $900/mo for a 2 bed/2 bath about 960sf) and they are decent. Probably not as nice as Jefferson, er "The Villas," but MUCH nicer than most around this area.

EDIT: here's the website I was talking about: »jeffersonatmontfort.com/ I'd be careful.... I doubt *that* much has changed with the name.

there's several complexes between noel and montfort north of spring valley. those are all pretty new and nice. i have multiple friends live in several complexes there, and they always pay around $900 for a 2 bedroom. with your price range, you could even consider going further north up the tollway you wanted...to keller springs or frankford, and get even nicer places for probably under $1k...

Actually I was in the office today and the lease agent actually told me about the website dedicated to horror stories. She claims that the complex is under new ownership and management has completely changed.

Villas has an 1100sqf 2bed/2bath for $925/month that I think we may get. Although I will take your advise and travel north up the tollway a bit and browse in the frankford area, thanks.

if you believe them that they really have changed, then I'd definitely go with the Villas. It's a great area--everything is nearby. I'd KILL to have my old apartment back again. It was on the 3rd floor overlooking the creek--beautiful view, and I NEVER had to close my blinds. I could look out the window and not have a clue I was in Dallas b/c of the trees. It was GREAT! (although at the time I only had a 1br)

Actually, all you need to do is go up the Montfort just a little bit. Yes, The Courts at Preston Oaks are nice apartments. They have underground parking and elevators (to take you between floors). The apartments right across the street from the Courts are also very nice; I believe they're called Montfort Place. I did consider The Saxony at one point, but I read (on an online review somewhere) that they're walls are extremely thin and eletricity costs are extremely high.

There are also some nice apartments about 2 miles away from that area in Farmers Branch. Just take Spring Valley west of the Tollway. About 1/2 mile after Marsh Ln. is a set of apartments called The Cortesia & The Sedona...or something like that. Anyway, these were also very nice apartments. Although I didn't end up staying there, they seemed like really nice apartments.

If you're going by cost per square foot, all of the aforementioned apartments are on the high end. However, I also considered the amenities since I would be working out quite often.

PS - Nice little side note. On my walk-through at The Saxony, we went to the pool and low and behold there was a gorgeous girl sunbathing...topless. Now mind you she was laying on her stomach, but still. It's tough to pretend not to notice these things. I have to remember to visit there on the weekends

the pool scene at Montfort Place (northwest corner of Montfort & Preston Oaks) is a happening place during the summers too. I had a friend that used to work in the leasing office there and you could almost always count on there being a party there!

My sister works at Preston Del Norte on Beltline and Preston and they are under new management. They booted a bunch of people out and are making it a classier place by redoing all of the units. They are running a promotion where they will let you pick the color scheme / paint / carpet and countertops for your unit before you move in. She says people love that idea and sales are going really well.

Alot of those apartments around Preston/Beltline, Spring Valley/Tollroad are starting to phase in alot of Section 8 housing people. In the past 15 years, I've seen those areas really slide.

I would suggest further up the tollroad around Keller Springs or Frankford.

Subsidized living.... They'll allocate a certain # of units in the complex for people that might not normally be able to afford living there.

There's even Section 8 off of Haverwood & the Tollway....keep going north... When the El Camino's start moving in, then it's time for me to move out. Often with Section 8, the people that qualify to live there bring about 90 other people with them to share that living space. And the one complex I lived in that went Section 8 in the middle of my lease? Well, the people that moved in below me showed VERY little respect for other people around them. I voted NO to this by moving out.

I lived at Treymore at City Place for a year, just off Lemmon & 75. LOVED the apartment & location, but the section 8 made it unbearable. We had people coming and going at all hours of the day. The lady next to us had--I honestly don't know how many of the kids were hers and how many lived elsewhere, but they were constantly screaming and hollering and running up and down the stairs and playing in the breezeway. She had boyfriends pull up in front of the apartment and honk for 20 minutes instead of going up to get her. I mean there was just too much crap to put up with there.

I think preston del norte just ran off all of the "undesireables." Thats the reason why they have so many vacancies and are willing to redo the apartment when you move in. The new owners are pumping a few million into the complex. Its definately not section 8.
