You do have to add the 2nd unit because it matters what the AP is shooting at.
What I would do is set a 2nd unit as a simulated client. I use the defaults of 15' agl (single story roof mount height) 50% tree coverage (however 75% may be closer to reality for typical rural areas), and pick a CPE that you would plan to use and use the manufacturer's specs.
You can test what I mean by setting this up and then change the antenna on the client side. Your coverage area will change as a result.
