Q. What is a Master Stream? (nothing to do with the urinary tract I take it?)

Q. (a follow up if I may) Can you give an example of a master stream appliance? And how come it's not called a master stream apparatus?

In california, the law is that the county where the deliquent property is located cannot put your house on the auction block until 5 years after the default. During which time you can acrue penalty/interest until you become current. Also, you can redeem your property via payment until the end of business the day before the auction. Basically you can keep paying the mortgage, and give yourself 60 months to catch up on the property tax, plus most counties can get you on a payment plan...

So, are you saying that you have actually attempted to drink water from a fire hose? Isn't the minimum GPM on, say a TFT Selectable gallonage Fog Nozzle, 2.5” NH, @ 100 PSI...a minimum of 60GPM?

Insurance companies don't pay for anyone's taxes and never have.

If you have an escrow account, the money is collected along with your mortgage payment and insurance payment by the mortgagee and they pay all the bills.

Depending on such factors as engine pressure, nozzle pressure and tip size, that can approach difficult and go beyond impossible.

If you're waiting for a forced foreclosure due to default taxes, better not hold your breath. As pointed out earlier, the 1st mortgage holder will pay that long before the State gets serious.

If foreclosures is what you want, just put your pennies together, make sure you have gold-balls credit, and wait. In about 12-18 Months, it will be like drinking water from a fire hose.

I too have a tax escrow account. My loan was refi'd to a 10-year fixed in 2003, then re-written down in 2004. At the time of the first refi, it was a 31% LTV. The lender did not require an impound.

Tax escrow was an option. From my "past" experiences, I elected to take the option.

Define "here." No one? I have a tax escrow account. I'd prefer to pay the taxes in a lump when due, but my lender wanted to do it this way. Since you know everything, you probably knew that.
