Well they kept wanting this and that and kept telling me that yep it's approved and just waiting on some final paperwork so I went ahead and put out $18,000 in cash to get things started. Then my secondary bank came back and said no we're not doing it now after we already approved it, and then the primary bank said we can't do it without them. So yeah shit happens.]]></description>

Are you going to continue with any work on the property?<br><br>What about not being so extravagant? For example, only replacing windows that are physically broken. Lower grade flooring, fixtures, counters, and finishes? If you look at it as an investment, and not sentimentally as ''your home", could you lower the budget, finish it, and sell it when the housing market isn't so crappy.<br>"Contractor grade" flooring looks just as good as the expensive stuff when new. Sure, it doesn't wear nearly as well, but most people buy a house redecorate everything anyway.<br>On the multitudes of "flips" I've worked on, the guys that make the most money are the "cheap bastards" who shop at the habitat store and clearance aisle.<br><br>Here in the Midwest, I could build a new "really nice" house for $160,000 and a lot of sweat equity.<br><br>If $80K could make it a "functional home", you might actually make money on it.<br><br>As an aside, have you interviewed any GC's that flip houses for a living themselves? They're made in Minnesota somewhere, so may be somewhat of a local brand.  There's a zillion brands of vinyl windows out there.  <br><br>How many windows you looking at?  <br><br>I went with Simonton.  They were around $200 a piece, and are very good windows.]]></description>

City locked us out until we had drafts, engineer report and permit. Got that, now we are waiting on the bank for funds. Was suppose to happen last week, now they said 2-3 more weeks. All the electric, including the overstuffed wires have been ripped out. I did install a new panel and meter box though. 4/0, 4/0, 4/0, 2/0 SER cable from new meter/disconnect box and 4/0, 4/0, 4/0 to secondary point of the power company. I do have some better pics I'll try to get up sometime soon. ]]></description>

He get's the third story up, leaves the center dormer he already built and then the city demands a structural engineer inspection. Well he doesn't have it done, city shuts him down, he runs out of money, bank gets house. And that's where we picked it up. ]]></description>
